C1:
Grazing Land:
Planted in (retana), it forms the flattest
section of the farm. It is formed by 7 well-defined sections
of similar
proportions.
C2:
Forest:
It constitutes the richest part of the property
due to the abundant flora and fauna. Most of the forest is
primary which only natural accidents have made for changes
in it's structure; there is an existing part of the forest
which is secondary and has been
slightly deforested. This area includes 5 Ha. of brushwood
that forms the Scrub Forest.
C2-1:
Flora:
Not subtracting the beauty of the wide variety
of exotic plants such as orchids, parasites and medicinal
plants, the richness of the timber suitable for commercial
production is very high considering
the quantity and quality of the trees. Identified hard wood
species include (pilon), mahogany, (yema de huevo), (guanacastillo),
(cocova),
(cortes amarillo) and has medlar as also large quantities
of laurel and cedar which have a high commercial value. This
listing does not include bland or white timber, that even
if they don't have the commercial value of the above mentioned
trees, are considered to be high volume species such as ceiba,
(zopilote) and (capano) many of which are over 100 years old.
C2-2:
Fauna:
The fauna is just as rich; the wide variety
of birds, insects, mammals and others types of animals make
up for a high potential tourist attraction well worth considering.
C3:
Scrub Forest:
Constitutes the third type of forest found
in the farm. These were grazing areas in the past that for
various reasons were no longer mowed or were the last areas
to be deforested and due to the
land-use changes as well as high fertility factors, the areas
were designated for bean and other crop plantation. Seed detachment
from timber of the area have allowed for the formation of
a forest of higher value, now principally made up of laurel.
C4:
Sources Of Water:
One of the property's boundaries is the
Cano Negro River. It is a large river that springs from the
farm's surrounding mountainous region. The width varies from
50 to 70 meters and the flow doubles during the raining season.
The property also has two water springs that cross the farm
and run into the Cano Negro River.
C4-1:
Cano Negro River:
It's possibilities are highly varied. It
can be used as source of water for an hydroelectric plant,
to extract rock and sand material for construction purposes
such as buildings, repair and/or construction of roads as
well as a tourist attraction for white water rafting and fishing
excursions.
The property runs 2300 mts. along the river edge. Approximately
2 km's. downstream it runs into the Pizote River, a more rapid
flowing river, but 100% navigable. Considered an abundant
fishing source, the river boasts (Guapote -lagunero and pinto),
gaspar (a prehistoric fish), shad, (mojara), etc. Also worth
taking into consideration is the feasibility of aqua culture
as is the cultivating of river shrimp.
C4-2:
Springs:
They make up for the best 100% drinking
water source for future projects and with enough strength
to fulfill the needs of a small
town.
C5:
Infrastructure:
The farm has a small wooden one floor house
in fair condition. A 150 sq. mt. corral with no roof and a
dirt floor.
C6:
Fruit Trees:
The farm has some orange tress scattered
in the fields and a 1 Ha. protected area that includes fruit
trees such as Guanabana, mango, mandarin, lemons. etc.
